Flooring and Carpet
This category covers the supply and installation of carpet, vinyl plank, tile and other floor coverings, along with repairs and sometimes carpet cleaning. For student housing it usually means replacing worn floors during the turn and choosing materials that hold up to heavy use.
Guide updated Oct 29, 2026. Written for operators, with input welcome from people who do this work.
Why this matters
Floors in student housing take heavy traffic, spills and furniture dragged in and out every year, and a bad replacement call shows up in every unit tour. Flooring work also has to be scheduled tightly inside the turn, because nothing else can finish in a unit until the floor is down.
When you need it
- During the turn, when units come back with stained carpet or damaged planks.
- When you are planning a phased switch from carpet to hard flooring across a property.
- After a leak or flood damages floors in one or more units.
- When common areas, hallways or amenity spaces start to look worn on tours.
Common challenges in student housing
- Lead times on materials can push installs past the turn window if orders go in late.
- Discontinued products make it hard to patch a few planks so they match the rest.
- Subfloor problems found after removal add time and cost the original quote did not cover.
- Furniture has to be moved out and back in, which crews and furniture vendors must coordinate.
- Deciding what counts as normal wear versus resident damage affects deposits and disputes.
What to look for
- Capacity for turn season: whether they can measure, stock and install a batch of units between move-out and move-in.
- Written pricing per unit or per square foot, including removal, disposal, floor prep and transitions.
- Recommendations on durable, easy-to-repair materials for bedrooms, shared kitchens and common areas, with replacement pieces available later.
- Stocking or holding attic stock in your property's standard products so repairs match during the year.
- Repair options short of full replacement, such as patching, stretching or replacing single planks.
- Written workmanship and product warranties, and clarity on what counts as normal wear versus damage.
- A certificate of insurance that names your property, plus any licensing your state requires, checked before the first job.
How pricing usually works
- Installation is often priced per square foot or per square yard, or as a flat price per unit or room.
- Removal and disposal of old flooring, floor prep, transitions and stairs are frequently listed as extras.
- Materials may be bundled with labor or quoted separately, and volume programs may lock in product pricing.
- Repairs and carpet cleaning are usually priced per visit, per room or per area.
How prices are usually structured, not what they cost. Actual prices vary by market, property and scope, so compare written proposals.
Questions to ask a supplier
- Which materials do you recommend for bedrooms, shared kitchens and common areas, and why?
- How far ahead do you need our order to have materials in stock for the turn?
- What is included in your price, and what do removal, disposal and floor prep add?
- Can you hold extra stock of our standard products so repairs match later?
- How do you handle subfloor problems found after the old floor comes up?
- What warranties cover the product and your installation, and what voids them?
