Fitness Equipment Sales and Service

This category covers companies that sell, install and service commercial fitness equipment such as treadmills, bikes, strength machines and free weights. Many also help plan the layout of a fitness room and offer preventive maintenance programs.

Why this matters

A fitness center is one of the amenities residents use most and one that shows up on tours and in reviews. Equipment in student housing gets heavy use at all hours, and a machine that sits broken for weeks reads as a broken promise to residents who chose the property partly for it.

When you need it

  • When opening a new property or renovating an existing fitness center.
  • After residents report broken machines or the fitness room comes up in reviews.
  • Before pre-leasing tours, when the gym needs to look complete and working.
  • When older equipment is out of warranty and repairs keep piling up.

Common challenges in student housing

  • Equipment runs at all hours with no staff present, so wear and misuse add up fast.
  • A broken machine can sit for weeks while parts are ordered.
  • Residential-grade equipment often fails quickly under student housing use.
  • Fitness rooms are often small or on upper floors, which limits what fits and what the floor can carry.
  • Without service records, it is hard to plan replacements or prove a warranty claim.

What to look for

  • Equipment suited to heavy, unsupervised use, and a layout that fits your room size and floor load.
  • A preventive maintenance schedule in writing, with a checklist for each visit.
  • Repair response times you can hold them to, and how they source parts for older equipment.
  • Clear warranty terms on parts and labor, and who registers the warranty.
  • Service records for each piece of equipment that you can share with owners and use for budgeting.
  • Guidance on safety signage, emergency stops and manufacturer instructions for each machine.
  • A certificate of insurance that names your property, checked before installation or the first service visit.

How pricing usually works

  • Equipment is usually purchased per piece or as a package, with delivery and installation sometimes quoted separately.
  • Some suppliers offer leasing or financing for a full room.
  • Preventive maintenance is often a contract priced per visit or per year based on the number of machines.
  • Repair calls outside a contract are typically billed for labor and parts, with travel charges that vary by location.

How prices are usually structured, not what they cost. Actual prices vary by market, property and scope, so compare written proposals.

Questions to ask a supplier

  1. Which equipment holds up best to heavy, unsupervised use in a residential setting?
  2. Can you help plan a layout that fits our room size and floor capacity?
  3. What does your preventive maintenance visit include, and how often do you come?
  4. How quickly can you respond to a repair request, and how do you handle parts delays?
  5. What do the warranty terms cover, and who registers the equipment?
  6. Will I get service records for each machine that I can share with my owner?
  7. Can you remove and dispose of old equipment when you install new pieces?
