EV Charging

This category covers the installation and operation of electric vehicle chargers for resident and guest parking, from electricians who install hardware to networks that handle payments, access and software.

Guide updated Oct 29, 2026. Written for operators, with input welcome from people who do this work.

Why this matters

More students are arriving with electric vehicles, and charging is starting to come up on tours. Adding chargers touches your parking policy, your electrical capacity and your budget, so the partner you choose shapes whether charging becomes a working amenity or a source of complaints.

When you need it

  • When residents or prospects start asking about charging on tours.
  • When planning a new building or parking deck, where local rules may call for charger-ready spaces.
  • When a utility or local program offers help with charging costs.
  • After residents plug into outdoor outlets or complain about the chargers you already have.

Common challenges in student housing

  • Existing electrical capacity may limit how many chargers you can add without upgrades.
  • Assigned and shared parking make it hard to decide who gets to use the chargers.
  • Residents leave cars parked at chargers long after they finish charging.
  • Chargers that go offline sit broken when nobody owns the service relationship.
  • Demand is hard to predict, so properties install too few or too many.

What to look for

  • A site assessment that checks your electrical capacity and parking layout before you get a quote.
  • Licensed electricians and the permits your local authority requires, handled by them or clearly assigned to you.
  • How residents pay for charging, and whether you can set your own pricing or include it in rent.
  • How charger access works when parking is assigned, shared or open to guests.
  • Ongoing maintenance and software support, with response times in writing when a charger goes down.
  • Usage reports that show how often chargers are used, so you can plan whether to add more.
  • Any utility or local programs that may help with costs, and who handles the paperwork.

How pricing usually works

  • Hardware is usually priced per charger, with installation and electrical work quoted per project.
  • Networked chargers often carry a recurring software or network fee per port.
  • Some providers own and operate the chargers in exchange for a revenue share or a longer contract.
  • Electrical upgrades, trenching, permits and maintenance plans are often extra.

How prices are usually structured, not what they cost. Actual prices vary by market, property and scope, so compare written proposals.

Questions to ask a supplier

  1. Will you do a site assessment of our electrical capacity and parking layout before quoting?
  2. Who pulls permits and does the electrical work, and are they licensed locally?
  3. How do residents pay, and can we set our own pricing or include charging in rent?
  4. How does access work with assigned, shared or guest parking?
  5. What happens when a charger goes down, and what are your response times?
  6. What usage reports will we receive to help plan future chargers?
  7. Are there utility or local programs that could help with costs, and who handles the paperwork?
